Beware of Loan Modification Scams

This information is very good. Everyone should be aware of this.

Once again another scam seems to have come out of this housing crisis which seems to be in recovery mode. Recently Senate Bill 94 was introduced to keep any and all companies doing loan modifications from charging an advance fee. My understanding of the bill is that companies can not charge up front fees not that companies can not continue to work on modifications for clients that had already paid. Recently I learned of a company that has decided to pull the plug on clients of mine and they are blaming SB 94. They said that because of the bill the DRE does not allow them to continue to work on their customers' files and will be filing bankruptcy. Sounds fishy to me and so I thought I should share some resources with anyone who feels that they have fallen victim to this company and/or any others just like them. The company I am referring to above is Green Credit Solutions who had recently changed their name to Guardian Credit Services. When I first met with this company they seemed to be on the up and up. They were licensed w/ the DRE and they were telling brokers that they had an advanced fee agreement approved through the DRE. Clients of mine that decided to use them instead of doing it on their own like I suggested had different results. Some received modifications and others have been left out in the cold. One of them was even told to take cash for keys as part of their refund.

Are you looking to buy or sell a home in Ventana West? If so here is some helpful information. There were two main builders that built out Ventana West. The builders were Pulte Homes and DR Horton. Ventana West was by far one of the the fastest selling communities on the west side of Albuquerque. 

 

Most of the sales took place in the years of 2005 and 2006 at the peak of the Real Estate market. The community of Ventana West has a lot to offer. It is close to schools and shopping and most importantly it is close to Paseo Del Norte that is one of the main passage ways to the west side of Albuquerque. I had the pleasure of Golfing Santa Ana golf course today. I must say that it is one of the more beautiful courses in New Mexico. For the money you can not beat this course. My buddy John and I played 18 holes for $38 dollars per person. Wow!!

I had to take some photos because the scenery was unbeliveable. It is fall here in New Mexico and the Golfing weather is just right. 65 degrees and the colors of the leaves are just AWESOME.

Why do I love Abiquiu so much? Maybe because I have traveled all over the world and have always come back to Abiquiu. Abiquiu has so much to offer especially if you love beautiful landscapes and sunsets. Abiquiu is home to many artists that have discovered and cherish the beauty of the area.

Not only art but the history of the area is fascinating. Everything from the Pueblo Indians inhabiting the area to the Spanish settlements of the area. The actual pueblo of Abiquiu is one most awesome places you will ever visit. Standing in front of the church in the plaza you can feel the history and energy all around you.  

Why would you want to own a home or land in Abiquiu. Well if you ever wanted to live in a place where all your troubles seem to go away this is the place. I grew up on Abiquiu Lake and enjoyed the fishing and hiking but more importantly the views the area has to offer.

Have you ever heard of Cuba? I mean Cuba New Mexico? Home to the Cuba Rams. and some of the best resturants that I have ever eaten at in New Mexico. Some say that it was first settled around the 1700's by spanish farmers. The village defenenlty has alot to offer. Wheather you are out of town traveling through or living in the State and want to know where to go for a drive this weekend. Cuba is a great place to visit.

There is a lot to do in the Village of Cuba with a population of less than 1000. If you like the outdoors you are right a the foot of the Jemez Mountains and at the gateway to some of the best wilderness that the mountains have to offer. There are Elk, Deer, Bear, Turkey and Grouse in them hills. Don't forget the fishing. There are several lakes and streams to fish. Some of the lakes you might have to take a good walk on in to the forest but it would be worth it. 

 

Recenlty Cuba, New Mexico was rank the fast growing place in the state for 2009. I wonder how they get those numbers. Maybe it is because people are coming to see the town that holds the world record for the longest burrito ever made. Yup that is right. The longest Burrito ever assembled was right in Cuba, New Mexico. enjoy the senery.

 

I have a lot of great memories of Cuba as I lived there when untill I was in forth grade. My dad was the Manager at the Local Electric Co-op and my mom taught in the small town of Gallina (Chicken in Spanish). For a kid it was a great place to grow up. I had the park right across the street from my house and then in the afternoon when my dad would come home from work we would head up to the mountains to fish the numerous streams the mountains had to offer.

Enchanted Hills has a lot of positive attributes that make it attractive to the local and relocating buyer. Imagine getting one of the best values on a home without having to sacrifice your commute and amenities.

  • Access to the new rail runner that runs to Santa Fe, Albuquerque, Los Lunas, and don't forget Belen
  • Great Schools and a Clean Community
  • Great Shopping and Local amenities. Wal-mart, Home Depot, Albertons, Dry Cleaners, Movies, Gyms, Restaurants, Doctors, etc. 
  • Great Access to Forest Lands with just a short drive. 
  • Newest High School in the State
  • Great Value when it comes to a home purchase. In some cases you might spend 200 to 300k less than you would spend on the same size house in Santa Fe.

If  you are looking for a great place to eat in Rio Rancho or Albuquerque make it a point to dine at the new Black Olive in Rio Rancho. It is the Newest and best thing that has happened to Rio Rancho. It is an upscale place with a menu that can't be beat. 

 

The owner and General Manager Matt Havey has influenced successful restaurants in the area. Now he showing everyone what he can do with a spot of his own.

From the experience of growing up in a family that owns a restaurant there is nothing more impressive than an owner of a restaurant making you feel at home by walking through his restaurant making sure everyone is pleased with the meal and service.
